Tenant Fees

TENANT FEES – APRIL 2016

Each applicant must complete a Tenancy Application Form and return it to the Avenue Property Management office, together with the applicable fee detailed below.

Completion of the application form does not guarantee that the applicant will secure the property.

Application Fee for an Individual

1 applicant:                         £230.00 + VAT = £276.00

Additional applicant/s:                £100.00 + VAT = £120.00 per person

Therefore:
2 applicants = £396.00 incl VAT
3 applicants = £516.00 incl VAT
4 applicants = £636.00 incl VAT

Guarantor (if applicable)            £230.00 + VAT = £276.00

The application fee is non-refundable should the referencing process be unsuccessful

Application Fee for a Company Let

When a Company intends on renting a property in the Company name on behalf of an employee:

£495.00 + VAT = £594.00

Tenancy Agreement Renewal

When extending onto a fixed term contract (eg., 6, 9 or 12 months):
£120.00 + VAT = £144.00

Tenancy Agreement Amendment

When one occupant vacates a shared property under a joint and several tenancy and dilapidation deposits are addressed:
£120.00 + VAT = £144.00

Individual Application Fee for replacement occupant will apply:
£230.00 + VAT = £276.00

Inventory Check Out Fee

Our inventory checkout fees are based on the size and furnishings of the individual properties. Confirmation on the check-out fee will be stated in your Tenancy Agreement

Unfurnished                                             Furnished

From £90 + VAT = £108.00                       From £150.00 + VAT = £180.00

Please ask for details on specific properties

Dilapidation Deposit

Furnished properties:          Two months’ rent
Unfurnished properties:     One and a half months’ rent

The above deposit figures should only be used as a guide as different rates may be negotiated for special circumstances, i.e. a pet

VAT is charged at 20% on all fees
