Tenant Fees

LETTINGS FEES INFORMATION IN ENGLAND FROM 1ST JUNE 2019

Permitted Charges in accordance with the Tenant Fee Act 2019 for an Assured Shorthold Tenancy are detailed below:-

Holding Deposit:  
One week’s rent.
This is to reserve a property.  Please note; this holding deposit will be withheld if any relevant person, including Guarantor(s) withdraw from the tenancy, provide materially significant false or misleading information, fail Right to Rent check(s) or fail to sign their tenancy agreement within 15 calendar days, or other deadline as mutually agreed in writing.

Dilapidation Deposit: 
Equivalent to 5 weeks rent if rent totals less than £50,000 per year.
Equivalent to 6 weeks rent if rent totals more than £50,000 per year.
This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Late Rent:  
Once rent is more than 14 days late, interest will be charged at 3% above the Bank of England Base Rate from rent due date until paid

Variation of Tenancy Agreement:  
£50.00 including VAT per agreed variation requested by Tenant to cover costs associated with liaising with Landlord and preparation and execution of new tenancy agreement documents

Change of Sharer:  
£50.00 including VAT per replacement Tenant to cover costs associated with liaising with Landlord and undertaking new tenant referencing, right to rent check, deposit registration and preparation and execution of new tenancy agreement documents

Early Termination of Tenancy: 
Should a Tenant wish to end their tenancy early then they shall be liable to the landlord for costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy or the end of the fixed term, whichever is earlier.  The costs to the Tenant shall not exceed the financial loss experienced by the Landlord

Lost Key/s and or other Security Device: 
The Tenant is liable for the cost of replacing any lost key(s) or security device(s) which may result in a locksmith charge for lock(s) being changed and replacement keys issued for the tenant, landlord and agent or any other persons requiring keys.
